General Project Management
Adaptive Construction Management provides the client with a detailed study to determine the current General Contractor construction cost. ACM provides suggestions, ideas, and value engineering opportunities to lower costs. ACM then clarifies all prices and chooses the most efficient ways to control it and ultimately drive it rather than allow the GCs to dictate it.
Planning
ACM will produce a milestone schedule per client template, utilizing specific site information, scope, municipality, etc. information. With access to the Client’s project management software, we create a communication plan for each site. We develop a Responsibility Matrix outlining the duties of all project stakeholders.
Vendor Selection
ACM will develop a potential contractor list and a strategy for construction services. We’ll coordinate with architects, equipment suppliers, sign manufacturers, and all décor outlets. The client finalizes the selections based on ACM recommendations.
Scope & Budget
ACM documents current conditions and facilitates sending all information to the selected architect. Place the project out to bid using the Client’s bid form and comparison worksheets. We compile the architectural survey data, vendor costs, and all other required services and submit an approval package.
Plans, Approvals & Permits
ACM will submit architectural and sign design drawings for approval under the client’s lease agreement. We’ll obtain approvals on all quotes, contracts, and purchase orders. We’ll get all job permits and licenses by submitting all necessary applications. We’ll identify variances in budget items and address any overages.
Construction
ACM represents the client during construction and acts as the single point of contact. We facilitate ordering longtime lead items such as operational equipment and brand items. We’ll conduct site visits with contractors and specialty vendors. We’ll provide weekly schedules, budget reports, and job photos. We’ll facilitate the walkthrough and document all punch list items.
Warranty
ACM will field warranty escalation calls and facilitate completing necessary warranty work for one year. We’ll perform an 11-month warranty inspection and ensure all warranty work is completed or scheduled to be completed.
